Difference Between Repair and Reconstruction

Whenever home improvement projects are discussed, the terms “renovation” and “remodeling” are usually used interchangeably. However, this can quickly become confusing as they have two different meanings. Here’s the difference between repair and renovation and why it’s important.

The difference between repair and redevelopment

Discussions about renovations and renovations often take place in the context of real estate—for example, whether they increase or decrease the value of your home. There are also people who buy renovation materials so they can make renovation decisions and make the home their own. In other cases, people who are not new home sellers or buyers simply want to improve their home (or several).

Regardless of the reason for the project(s), repairs and renovations are two separate categories. In short, remodeling is typically more complex and time-consuming than renovation. Here’s some additional information about what’s associated with each:

Repair

  • Working within the current layout of the house; no structural changes
  • Upgrading or repairing current structural components
  • Repair or replace cabinets, lighting fixtures, hardware or appliances
  • Cosmetic changes such as repainting, wallpapering or removing wallpaper, installing or replacing tiles or backsplashes.
  • Permissions may not be required

Remodeling

  • Structural changes have been made to the home and/or the floor layout has been changed.
  • Projects tend to be more disruptive and take longer.
  • Adding rooms, entrances or exits
  • Demolition of walls
  • Changing the layout of the kitchen or bathroom
  • Finishing an attic or basement (especially to make it habitable)
  • Permits will likely be required

Cost of repair versus reconstruction

Because repairs are not as complicated, they are typically less expensive than remodeling. However, a lot will depend on the materials used and whether you do some (or all) of the work yourself or hire a professional. You can use this calculator to estimate the cost of a project.
