May Is the Best Month to Sell a Home

If you are thinking of selling your home, you might consider waiting until next month to list it.

Zillow recently analyzed 24 major real estate markets in the United States , and in 14 of those markets found that the first half of May was the best time to list a property. Homes for sale tended not only to sell faster than those that were up for sale at different times of the year, but also sold for more money. On average, homes for sale at the time were worth $ 2,400 more than during other times of the year and sold 2 weeks earlier.

Zillow notes that there is a slight shortage of homes available for sale in early spring this year. This means buyers may be willing to pay more for your home simply because there are no options.

Of course, this “May” rule is averaged and not always true. Zillow notes that the best time for Pittsburgh residents to list their home is March 16-31, so you’ve kind of missed that boat. Home sellers in St. Louis must wait until the first half of June to list their home for sale.

Late April is best for West Coast vendors, which can run into early May. Home sellers in California, Oregon and Washington are better off putting their home up for sale soon. Zillow says sellers who are listed in the “magic window” in late April in San Francisco can expect a $ 15,300 premium over listing at other times, the largest premium of any market analyzed.
